Timber Sash Window Restoration

Sash windows in Roker and Fulwell are often original Victorian or Edwardian joinery. They face North Sea salt air year-round. Paint build-up from decades of repainting without proper preparation jams sashes and eventually peels.

Foxglove Decor restore sash windows in Roker and Fulwell properties regularly. Sashes are checked to slide freely after completion. For full period property restoration including sash windows, see our period property painting page.

Casement Window Painting

Casement windows (side-opening frames) require the same careful preparation as sash windows but without the additional complexity of sash cord and pulley systems.

Frames are stripped where build-up is heavy, primed, and finished with appropriate exterior gloss or satinwood.

Rot Treatment and Wood Repair

Timber sills and frames exposed to water ingress show rot, soft wood, and deterioration. We assess all timber before quoting and treat or repair as needed. Minor rot is treated with preservative. Soft sections are patched with exterior wood filler.

Severely compromised sections may need specialist joinery repair, which is quoted separately.

Preparation and Priming for Durable Finish

The primer choice determines whether the finish lasts or fails. Oil-based wood primer is applied over bare timber after stripping. Water-based bonding primers are used over existing paint where appropriate.

Coastal properties get additional primer undercoats to ensure salt cannot penetrate through the paint film.

Our Window Frame Painting Process

1. Assessment

We visit and assess each window — paint condition, adhesion, sash operation, rot or damage, and exposure level (coastal vs inland). You receive a detailed quote per window.

2. Strip and Prepare

Paint build-up is stripped where adhesion is poor or jamming occurs. Sills and frames are sanded smooth. Any rot is assessed and treated.

3. Rot Treatment

Soft wood is treated with wood hardener. Minor damage is filled with exterior wood filler. Sills are checked to shed water correctly.

4. Priming

Oil-based wood primer is applied. Coastal properties may receive an additional primer undercoat for maximum salt resistance.

5. Finish Coats

Two coats of exterior gloss or satinwood are applied with proper drying time between. Coastal windows may receive a third coat for durability.

6. Operation Check

Sash windows are slid gently to confirm free movement. Any paint on sash edges is carefully removed to maintain operation. Casement windows are opened and closed to check hinge function.

7. Final Inspection

All surfaces checked for drips, missed spots, and consistency. Touch-ups completed. Full walkthrough before closing the job.

Window Frame Painting Costs in Sunderland

Prices below are estimates only. Every window is different. Call 0191 743 6008 for a precise quote.

Paint Adhesion

Good adhesion requires less stripping and costs less. Poor adhesion (paint loose and flaking) requires full stripping back to timber and adds labour time.

Rot and Damage

Sound timber frames cost less than those with rot, soft wood, or deterioration requiring treatment or repair. Typical ranges: single sash in good condition £180-280. Sash with rot treatment £250-400.

Coastal vs Inland

Coastal properties in Roker, Fulwell, and Seaham require additional salt-resistance preparation and primer stages. Full house sashes on a Fulwell Victorian with coastal exposure: £1,400-2,400.
